Doing it right
How do you set up compliant texting for a mortgage business?
Register, get consent, identify yourself, honor STOP, respect quiet hours. Sources: FCC — Telephone Consumer Protection Act, eCFR 47 CFR 64.1200 (TCPA rules), CTIA Messaging Principles and Best Practices.

Before day one
Register your sender (A2P 10DLC)
US carriers require businesses texting from ordinary local numbers to register a brand and campaign. We prepare the registration with you; carrier and registry fees are passed through at cost.
On every form
Collect clear consent
Forms name the ways you'll contact people (calls, texts, automated) and say consent isn't required to buy. No consent, no automated texts.
First message
Identify yourself and the opt-out
Who's texting, that it may be automated, and "Reply STOP to opt out."
Every message
Honor STOP instantly
STOP, UNSUBSCRIBE and similar words end automated texts at once and are logged in the CRM.
Always
Respect quiet hours
No marketing texts outside the hours the TCPA rules allow (generally 8am–9pm in the recipient's local time), or your stricter policy.
FAQ
SMS questions
Can loan officers send automated text messages?
Yes, with the right prior consent, a registered sender (A2P 10DLC) and opt-out handling. The rules come from the TCPA, FCC regulations and the carriers' messaging principles. Your compliance team should approve your texting policy. This isn't legal advice.
What is A2P 10DLC?
Application-to-Person messaging over 10-digit long codes — the US carriers' registration system for businesses that text from ordinary local numbers. Unregistered business texts may be filtered or blocked.
What does the SMS AI actually do?
It replies to texts with your approved answers, offers times from your calendar, confirms bookings, and hands the thread to you whenever needed — all logged in your CRM.
Will it text people who never opted in?
No. Automated texts only go to people who gave consent through your forms or who texted you first, and STOP always works.
What are the TCPA quiet hours?
The FCC's TCPA rules restrict telephone solicitations before 8 a.m. or after 9 p.m. in the recipient's local time. We apply that window (or a stricter one you choose) to marketing texts.
Can the SMS assistant send rates?
No. Rates and payment examples in texts are advertising and can trigger disclosure requirements; the assistant offers a call instead.
How much is SMS AI?
It's included with website chat at $89/mo, or with all channels at $279/mo. Carrier and registration fees are passed through at cost.
Can I text from my own number?
Often yes, by registering it. We'll check what's possible for your number and carrier.
