Key takeaways

  • Borrowers message where they already spend time: Facebook, Instagram, TikTok and text.
  • One AI assistant can answer all of them from the same approved answers, with one inbox and a human handoff.
  • Texting needs prior consent, a registered sender (A2P 10DLC), STOP handling and quiet hours.
  • Meta and TikTok control when and how businesses can message; automate only what each platform allows.
  • Keep rates, approvals and sensitive data out of DMs and texts — move those to a call or a secure form.

Borrowers don’t fill in contact forms the way they used to. They reply to your Instagram story, message your Facebook page after a post, ask a question under a TikTok video, or text the number on your sign. Each of those channels has its own rules — and each is a place a lead can go cold while you’re in a closing.

Where do borrowers message from?

Short video is growing fastest. Pew reports TikTok use among U.S. adults rose from 21% in 2021 to 33% in its 2025 survey:

None of these numbers tell you which channel will work for you. They do say your borrowers are spread across several, and that an answer in one place should match the answer in another.

How does one AI assistant answer every channel?

It works from one set of approved answers — your programs, states, hours, documents checklist and the disclosures your company requires — and plugs into each channel:

ChannelHow it connectsMain rule to respect
Website chatWidget on your siteDisclose it’s automated; privacy link
SMSYour registered business numberPrior consent, A2P 10DLC, STOP, quiet hours
Facebook MessengerYour connected Facebook PageMeta’s messaging windows and policies
Instagram DMsProfessional account linked to your PageSame Meta policies
TikTok messagesWhere account access allowsTikTok’s current messaging rules

Every conversation lands in one CRM inbox, and the assistant hands off to you the moment someone asks for a person — or asks something only a licensed LO should answer.

The texting rules, in plain English

The TCPA and FCC rules restrict automated texts and calls without the right prior consent. Your forms should name the ways you’ll contact someone (calls, texts, automated), say consent isn’t a condition of purchase, and link your privacy policy. Someone texting you first is different from you texting someone cold — but even then, keep marketing follow-ups within what they agreed to.

2. Register your sender

US carriers require businesses texting from ordinary 10-digit numbers to register a brand and a campaign (A2P 10DLC). Registration describes who you are and what you’ll send. Unregistered traffic can be filtered or blocked — and registration fees are charged by the carriers’ registry, so expect a small pass-through cost.

3. Identify yourself and the opt-out

The first message should say who’s texting and how to stop: “Hi Sam, it’s Jordan Example’s assistant (automated). Reply STOP to opt out.”

4. Honor STOP instantly

STOP, UNSUBSCRIBE, CANCEL and similar replies end automated messages immediately, and the opt-out is recorded in the CRM.

5. Respect quiet hours

The TCPA rules restrict telephone solicitations before 8 a.m. and after 9 p.m. in the recipient’s local time (47 CFR 64.1200). Apply the same window to marketing texts — or a stricter one.

Social DMs: what the platforms control

Meta (Facebook and Instagram)

Meta’s Messenger Platform policies limit when and how businesses can message people who contact them, and restrict some kinds of content. In practice: reply promptly while the conversation is open, don’t send promotional follow-ups outside the allowed window, and only connect accounts you control. Your ads on Meta also fall under its special rules for housing and credit, which limit targeting — that’s an ad-setup issue, not a DM issue, but it’s worth knowing.

TikTok

TikTok decides which accounts can use messaging and which tools can connect, and those rules change. Before automating anything, confirm what your account allows. Where automation isn’t available, put a booking link or your website chat in your bio so viewers can reach an assistant there.

What should never happen in a DM or text?

  • Quoting rates, APRs, fees or payments
  • Saying someone is approved or qualifies
  • Collecting Social Security numbers, account numbers or documents
  • Different answers for different people asking the same thing
  • Continuing after “stop” or “talk to a person”

Move anything sensitive or specific to a call, a secure form or the official application.

Do it yourself, hire help, or automate?

Our website chat + SMS assistant is $89/mo, social DMs are $109/mo, and every channel together is $279/mo.

A sample DM, done right

Visitor: Saw your post about VA loans — do you do those in Virginia?

Assistant: Hi! This is an automated assistant for Jordan. Yes, Jordan helps eligible veterans with VA loans in Virginia. Would you like a quick call, or the VA basics guide first?

Visitor: Guide first please

Assistant: Here you go: [link]. If you’d like, share your email and Jordan will follow up — no pressure.

Short, honest about being automated, no numbers, a clear next step, and an easy way to reach the human.

One answer library, five channels

Writing separate answers for every app is how inconsistencies creep in. Instead, write one library and let each channel use it in the right length:

TopicLong form (website chat)Short form (SMS / DM)
Programs“Jordan helps with conventional, FHA and VA loans in Texas and Oklahoma. Want the basics on any of them?”“Jordan does conventional, FHA and VA in TX/OK. Want info on one?”
Rates“Rates depend on your situation and change daily, so Jordan reviews them with you directly. Can I book you a time?”“Rates depend on your situation — Jordan can go over them. Book a call?”
Documents“Usually pay stubs, W-2s or tax returns, bank statements and ID. Jordan confirms the exact list.”“Usually pay stubs, W-2s/returns, bank statements, ID. Want the checklist?”
Handoff“Of course — I’ll let Jordan know right away.”“Sure — Jordan will reply personally.”

The meaning never changes between channels; only the length does.

Designing the human handoff

The handoff is the most important part of any automated conversation. Decide in advance:

  • Triggers: someone asks for a person, mentions a specific property under contract, sounds upset, or asks for advice only a licensed LO should give.
  • What the person sees: a clear message that a human is taking over and roughly when.
  • What you see: an alert with the conversation so far, so the borrower doesn’t have to repeat themselves.
  • After hours: a promise you can keep (“Jordan replies first thing in the morning”), not “right away”.

Have your compliance team approve your exact wording. A common structure:

“I agree that [Your name/company] may contact me about my request by phone, email and text message, including with automated technology, at the number provided. Consent is not a condition of purchase. Message and data rates may apply. Reply STOP to opt out.”

Pair it with an unchecked box, a link to your privacy policy and a record of when consent was given.

On Instagram and TikTok, your bio link is your front door. Point it to a short page on your own site with:

  • Your name, photo, NMLS ID and company
  • Two or three clear options: book a call, start a short application, get a guide
  • The website chat, so anyone who prefers typing can ask a question

Owning that page means every visitor lands somewhere you control, with the right disclosures and an assistant ready to help.

Your channel checklist

  • One set of approved answers, reviewed by compliance
  • Consent language on every form that leads to texts or calls
  • Business number registered for A2P 10DLC
  • STOP handling tested
  • Quiet hours set
  • Facebook Page and Instagram professional account connected (if used)
  • TikTok access confirmed before automating
  • Handoff rules and alerts working
  • Transcripts reviewed weekly for the first month

The goal isn’t to replace you in the conversation. It’s to make sure the conversation starts — on whichever app the borrower happened to be holding.

FAQ

Questions about this topic

Can loan officers use automated text messages?

Yes, with the right prior consent, a registered sender, clear identification, STOP handling and respect for quiet hours. Rules come from the TCPA, FCC regulations and the wireless carriers' messaging principles.

What is A2P 10DLC?

Application-to-person messaging on 10-digit long codes: the US carriers' registration system for businesses texting from ordinary local numbers. Unregistered business traffic may be filtered or blocked.

What are TCPA quiet hours?

The FCC's TCPA rules restrict telephone solicitations before 8 a.m. or after 9 p.m. in the recipient's local time. Apply the same window to marketing texts.

Can AI answer Instagram DMs for a mortgage business?

On an Instagram professional account connected to your Facebook Page, within Meta's messaging rules. The assistant answers with approved replies and books calls.

Can AI answer TikTok messages?

Only where the account's messaging access and TikTok's current policies allow third-party tools. Check before promising anything.

Should the assistant say it's automated?

Yes, in its first message, and it should offer a human whenever asked.

Can I send rate specials by text or DM?

Not without your compliance team: rates and payments in a message are advertising and can trigger disclosure requirements. Offer a call instead.

What should never be collected in a DM?

Social Security numbers, account numbers, income documents or anything else sensitive. Move the borrower to a secure form or the official application.

How fast should I reply to a social message?

Quickly — platforms like Meta limit how long a business may keep messaging after the person's last message, and interest fades fast. An assistant answers in seconds.

Does one AI handle all channels?

It can. A shared set of approved answers keeps the information consistent whether someone calls, chats, DMs or texts.
